City OKs townhouse project

People looking for quality rental housing in Perham could have some new options by this time next year.

City leaders have given the ‘go-ahead’ to a developer to purchase nearly seven acres of land in southwest Perham, for the purpose of constructing eight 4-unit townhouses.

While the process is far from final at this time, if all goes as planned, construction will start on the 32-unit development this fall, and will be complete by next summer.

The developer, Perham Townhomes LLC, is affiliated with Roach Property Management, which offers rental housing in smaller communities throughout central Minnesota.

The company’s website states that it features family built, owned and managed apartments and townhomes in Little Falls, New York Mills, Long Prairie, Glenwood and a handful of other communities.

Rent at these existing units ranges from $625 to $975 per month. Units typically have two to three bedrooms and include a one or two car garage. To what extent the Perham townhomes will share these similarities is not yet known.

At a meeting Monday, city councilors signed a memorandum with Perham Townhomes, LLC, agreeing to the basic terms of the development.

According to that memorandum, the developer intends to purchase a 6.8-acre parcel of land between Perham Health and St. Paul’s Lutheran Church, just north of the Clearwater First Addition. That sale could happen as soon as next month.

Perham Townhomes, LLC will be responsible for providing the infrastructure necessary for the townhouses, including a 44-foot paved street, curb and gutter, and water and sewer mains. The development, if finalized, would benefit from tax increment financing.
