ORDINANCE# 431 AN ORDINANCE AMENDING ORDINANCE 286 REGULATING LAND USE (ZONING) The City of Perham does ordain as follows: Said Ordinance 286, being an ordinance establishing regulations for land use (zoning) within the City of Perham; defining minimum requirements for the promotion of the public health, safety, comfort, and general welfare. Section 11, Residential Districts, is hereby amended to read: R Residential District Regulations See Sections 12-18 for additional regulations. Section 14, “R-1” One Family Dwelling District, is hereby amended to read: 7.Maximum Lot Coverage. The sum total of lot area that may be covered by all impervious surface located on a zoning lot in the R-1, One Family Dwelling District, shall not exceed thirty percent (30%) of the lot area. Properties developed prior to 1959 may increase impervious up to an additional 10% coverage if they meet additional drainage requirements. Section 15, “R-2” One and Two Family Dwelling District, is hereby amended to read: 7.Maximum Lot Coverage. The sum total of lot area that may be covered by all impervious surface located on a zoning lot in the R-2, One and Two Family Dwelling District, shall not exceed thirty percent (30%) of the lot area. Properties developed prior to 1959 may increase impervious up to an additional 10% coverage if they meet additional drainage requirements.
